Dobbaspet is where Tumakuru Road (NH 48) meets the Satellite Town Ring Road. The Satellite Town Ring Road stretch from Dobbaspet through Doddaballapura towards Hoskote has been open since March 2024 and tolled since June 2024, so the town already has a working link east across the northern edge of Bengaluru, while NH 48 carries traffic south to Nelamangala and north to Tumakuru.
The employment belt starts close to the town centre. Sami Labs is about 1.4 km away by road, Jindal Aluminium about 2.8 km and the KIADB Somapura Industrial Area about 3.4 km to the estate's centre. The railway halt on the Bengaluru-Tumakuru line is about 1.4 km by road.

Read the table honestly. Dobbaspet is an employment-belt and long-horizon address, not a short commute to central Bengaluru. The established CBSE and ICSE schools and the tertiary hospitals are in Tumakuru and Nelamangala, roughly 14 to 28 km away, while the town itself has local schools, a government primary health centre about 0.4 km from the centre and a multispeciality hospital about 1.0 km away. The metro extension towards Tumakuru is proposed and the western arc of the ring road is planned but not yet awarded. Sattva Green Groves, near the Nelamangala toll, shows how the group plans a plotted community: 735 plots on 44.94 acres, laid out on 9 to 12 m looped roads, with underground cabling and an eco sewage treatment plant, according to Sattva's own page for that layout. That is a past project, named here as precedent for how Sattva plans, and not a description of Dabaspete.
For Sattva Dabaspete itself, no masterplan, phasing or layout drawing has been announced. When one is released, the sanctioned layout plan is the document that matters: it shows each plot number and its dimensions, the width of every road, and the sites set aside for parks and civic use. Plots are chosen by frontage, depth, shape and the house you mean to build, and Sattva has offered a range of sizes across its earlier layouts. Sattva has not announced plot sizes for Dabaspete, so there is nothing to compare yet.
What you can do now is prepare. Decide the built-up area you want, the setbacks you will need to leave and whether a corner or a regular rectangular plot suits you. A narrow, deep plot and a wide, shallow one of the same area build differently, and the road width in front changes how a plot feels. Dobbaspet is a highway town with a KIADB industrial area at its edge, the Shivagange pilgrimage hill about 9 km away by road from the town centre, and a ring road that runs east from the junction towards Doddaballapura. The gallery shows seven indicative impressions of a plotted community; Sattva has not released imagery of the Dabaspete layout.

Sattva Green Groves, near Nelamangala, is the Sattva layout to read for amenities. Sattva's page for it lists a 25,000 sq ft clubhouse with a swimming pool, a senior citizen zone, children's play areas, a cricket practice pitch, an amphitheatre, courts, a yoga lawn, an outdoor gym and a library.

Green Groves is a past project and tells you what Sattva lists for that layout, not what Dabaspete will contain. Ask for the clubhouse size and its phasing, the road widths, the sewage and drainage arrangement and the power and water source in writing at launch. The amenities page goes through the list.
Sattva has not announced prices. A plot's price is only part of what you pay, and the registration cost on any plot in Karnataka can be worked out in advance: on a plot above Rs 45 lakh, stamp duty is 5% plus a 0.5% cess and a surcharge of 0.1% (urban areas) or 0.15% (rural areas), and the registration fee is 2%, about 7.6% to 7.65% in all. GST is not charged on a plot sold as land. On an illustrative Rs 1 crore plot value that is about Rs 7.6 to Rs 7.65 lakh, which is arithmetic and not a price for this project.
For context, plots in Nelamangala are quoted at roughly Rs 2,800 to Rs 6,000 per sq ft in property-market reports built on portal data. Those quotes are unverified and vary widely by location and approval status. The price page includes a checklist of what a plot price should include and exclude.

Dobbaspet town centre is about 48.0 km by road from Majestic and about 67.1 km from Kempegowda International Airport, routed along the Satellite Town Ring Road and NH 44. The nearest Namma Metro station is Madavara on the Green Line, about 31.9 km by road. Those are distances from the town centre, not from the project.
The stretch of the Satellite Town Ring Road from Dobbaspet through Doddaballapura towards Hoskote has been open since March 2024 and tolled since June 2024. The western arc from Dobbaspet to Magadi and Ramanagara was still listed by NHAI as not yet awarded as at 1 March 2026.
