Sattva Dabaspete Masterplan

Sattva Green Groves, near Nelamangala in the same taluk as Dobbaspet, shows how Sattva draws a plotted layout: 735 plots on 44.94 acres, internal roads that run as 9 to 12 m looped streets, underground cabling, an eco sewage treatment plant and a 25,000 sq ft clubhouse with a swimming pool at the centre of the amenities. These are facts about Green Groves, a registered Sattva layout, set out here as a way to read Sattva's planning habits and not as a description of Sattva Dabaspete.

How a Sattva Layout Is Planned

Sattva's other plotted layouts show the range: Serene Life at Devanahalli, Bhumi at Chikka Thattamangala, Ekatra at Thippapura near Doddaballapura and the two Kaveri Siri layouts at Mandya each follow their own land and their own approvals. Three of them carry registration details a buyer can read in the public record. Green Groves holds K-RERA registration PRM/KA/RERA/1250/307/PR/040524/006863. Bhumi holds PRM/KA/RERA/1250/303/PR/211024/007160 and reports 100% progress for Q1 2026-27. Ekatra holds PRM/KA/RERA/1250/301/PR/180926/008945, registered on 18 September 2026. A layout's K-RERA entry names its promoter company, so the Dabaspete promoter, once announced, is the first thing to check. The reviews page lists all six layouts side by side. Sattva Ekatra is useful for the site-planning lens because buyers should read open space, movement, parking, and amenity placement as everyday-use details, not brochure decoration.

Reading a Layout Plan

The sanctioned layout plan is the drawing that turns a promise into a plot. Whatever the layout, a buyer can read it for the same handful of things.

  • Plot numbers and dimensions. Every plot carries a number and its length and width, and the numbers on the plan should match the number in your agreement.
  • Road widths. The plan marks each road's width. Compare the widest and narrowest roads and see where your plot's frontage falls.
  • Parks and open space. Parks, play areas and green strips are drawn and labelled, with their area.
  • Civic amenity sites. Sites reserved for a school, health centre, utilities or community use are marked separately from sale plots.
  • Entrances and drainage. Where a layout has them, the plan marks the entrances, the stormwater drains and any sewage treatment plant.
  • North arrow and boundaries. Survey numbers and the layout boundary let you match the drawing to the land.

Ask for the plan in its sanctioned form, with the stamp and date of the authority that approved it, not a brochure illustration. A marketing drawing may be helpful for orientation, but only the sanctioned plan governs what is built.

Approvals Behind a Layout

A plotted layout rests on a chain of approvals, and each link should be in writing before money changes hands.

  1. Planning authority. The layout is sanctioned by a planning authority. Around Dobbaspet this could be the Nelamangala Planning Authority, the Satellite Town Ring Road Planning Authority or another, depending on where the survey numbers fall.
  2. K-RERA registration. A plotted layout is registered with K-RERA, which publishes the promoter, the plot count and the quarterly progress. Confirm the K-RERA registration on the official K-RERA site before you pay anything.
  3. Land conversion. Agricultural land needs a conversion order before it can be sold as residential plots.
  4. Khata and e-Swathu. Each plot should be capable of an individual khata and e-Swathu record in the buyer's name once the sale deed is registered.
  5. Title and encumbrance. A clean title history and an encumbrance certificate for the survey numbers complete the picture.

When Sattva announces the layout, these requests turn a launch event into a decision you can defend.

  • The sanctioned layout plan, stamped and dated, with plot numbers and dimensions.
  • The K-RERA registration number and the name of the promoter.
  • The land conversion order and the planning authority's layout approval.
  • The road width schedule and the location of parks and civic amenity sites.
  • The sewage, water and power arrangements, in writing.
  • The phase plan, if the land is to be developed in stages, and what each phase covers.
  • A sample sale deed and the khata and e-Swathu process for individual plots.

What does an approved layout mean?

A layout approval means the planning authority has sanctioned the drawing of plots, roads and civic spaces on a given piece of land. Which authority sanctions the Dabaspete layout depends on the survey numbers, and it cannot be told until Sattva announces the parcel. When it does, ask for the approval letter, the date and the number of plots it covers, and check them against the K-RERA entry.

What are land conversion and khata, and why do they matter?

Land conversion is the order that changes agricultural land to non-agricultural use, which a residential layout needs before plots can be sold. Khata, or the e-Swathu record, is the property record held by the local authority, and your plot needs its own entry after the sale. Both should be in order for the layout and traceable to your plot number before you complete the purchase.

Is Sattva Dabaspete RERA registered?

No K-RERA registration is shown for Sattva Dabaspete as at 4 October 2026, and Sattva has announced no registration number. Confirm the K-RERA registration on the official K-RERA site before you pay anything, and treat any number quoted to you before Sattva announces the layout with caution.

What should I check before booking a plot at Sattva Dabaspete?

Ask for five things in writing: the K-RERA registration and its promoter, the layout approval from the planning authority, the land conversion order, the khata or e-Swathu record for your plot, and the sanctioned layout plan showing your plot number and dimensions. Read the draft sale agreement against them before you pay. No token amount should change hands until the first of these exists and you have checked it.

What are the steps to buy a plot in Bangalore?

Fix your budget including the 7.6% to 7.65% registration cost, then shortlist layouts by location and approval status. Verify the K-RERA registration, the layout approval, the land conversion order and the khata record, and read the draft sale agreement. Pay a booking amount only after those checks, then sign the sale agreement and complete the registration at the sub-registrar's office, followed by the khata transfer.

What registration costs apply when buying a plot in Karnataka?

Stamp duty on a plot above Rs 45 lakh is 5%, with a 0.5% cess and a surcharge of 0.1% in an urban area such as a city corporation or 0.15% in a rural area such as a gram panchayat, which makes 5.60% or 5.65%. Add the 2% registration fee, in force since 31 August 2025, and the total is 7.60% or 7.65% of the plot value. Worked on an illustrative Rs 1 crore plot value, that is Rs 7.6 lakh or Rs 7.65 lakh, depending on where the plot falls.
