Sattva has six plotted layouts on the K-RERA register across Devanahalli, Nelamangala, Doddaballapura and Mandya, and together they are the clearest evidence of how the group delivers land. Sattva Dabaspete is not yet announced, so the evidence worth reading is the regulator's record for Sattva's earlier layouts. This page sets that record out, shows how to read it and ends with a checklist for the day Sattva announces the layout. Sattva said, as reported by Construction Times on 3 December 2024, that more than half of the plots at Bhumi were sold before its official launch, and Sattva describes Kaveri Siri Phase I as sold out. Those are Sattva's statements, quoted as made.

Sattva Green Groves is the layout with the most to read. It is the largest of the six by plot count, it has a 25,000 sq ft clubhouse with a swimming pool, and its register entry shows four complaints and a land litigation entry alongside its progress. Ekatra's entry also records a land litigation entry, a pending civil suit over one survey number, alongside no complaints. All of that sits in a single public record, which is the point of K-RERA.

How to Read the Record

A complaints column is a starting point for questions, not a verdict, and a few distinctions make it far more useful.

  • Disposed or under enquiry. A disposed complaint has been closed by the regulator. A complaint under enquiry is still open. Serene Life's three complaints are all disposed; Green Groves has two refund complaints from August 2026 that are under enquiry.
  • What the complaint is about. Refund complaints concern money returned to a buyer, delay complaints concern possession, and others concern documents or services. Ask Sattva to explain any open complaint on the layout you are considering.
  • Layout against layout. Sattva files its plotted layouts through separate promoter entities, and every registered layout has its own register page and its own complaints history. Read the page for the layout you are buying, not the group.
  • Size and age. A completed layout with several hundred plots has had years to accumulate complaints, and a layout registered days ago has not. Compare like with like.
  • A litigation entry. It shows that a legal matter is recorded against the land of the layout. It does not tell you the outcome. Ask Sattva for the case details and have your lawyer read them.
  • Progress. Reported progress on the register is what the promoter files each quarter, so compare it with what you see on the ground.

The strongest review of a plotted layout is a conversation with people who live in one. Green Groves is reported at full progress and Serene Life is completed, so both can be visited, and neighbours there will tell you more about roads, drainage, water and maintenance than any table can.

What Buyers Value in the Corridor

Dobbaspet is where Tumakuru Road (NH 48) meets the Satellite Town Ring Road, and the corridor's draw is employment and connectivity. These are the features buyers weigh in this belt, with the facts behind each. All distances are road distances from Dobbaspet town centre, because Sattva has not announced the parcel.

  • An open ring road. The Satellite Town Ring Road stretch from Dobbaspet through Doddaballapura towards Hoskote has been open since March 2024 and tolled since June 2024. The Hulikunte toll plaza on that section is about 13.0 km away.
  • A working industrial area. The KIADB Dobbaspet industrial area has plants such as Sami Labs, about 1.4 km, and Jindal Aluminium, about 2.8 km. Somapura Industrial Area is about 3.4 km to its centre.
  • Towns on either side. Tumakuru is about 20.9 km and Nelamangala about 22.6 km, with Tumakuru Road linking them.
  • A railway halt. Dobbaspet has a passenger halt on the Bengaluru-Tumakuru line, about 1.4 km from the town centre.
  • Established regional anchors. Schools, colleges and tertiary hospitals cluster in Tumakuru and Nelamangala, between about 14 and 28 km away, while Dobbaspet has its own local schools and a primary health centre about 0.4 km from the centre.

Risks to Weigh

Dobbaspet is about 48.0 km by road from Majestic and about 67.1 km from Kempegowda International Airport, so the case for a plot here rests on the employment belt and a long holding period, not on a daily commute to the city. Weigh these points before you decide.

  • Distance. The city centre and the airport are far. If you plan to live in the plot, test the commute for your own routine.
  • The western ring road. The Satellite Town Ring Road package from Dobbaspet towards Magadi and Ramanagara was still listed by NHAI as balance for award on 1 March 2026. It is planned, not yet awarded.
  • The metro. The Namma Metro Green Line ends at Madavara, about 31.9 km away by road. An extension to Tumakuru via Nelamangala and Dobbaspet is proposed, with a detailed project report submitted to the state in May 2026 and no approval yet.
  • NH 48. The widening of the Nelamangala to Tumakuru stretch of NH 48 has run behind schedule, and the dates are unsettled.
  • Schools and hospitals. The established CBSE and ICSE schools and the tertiary hospitals are in Tumakuru and Nelamangala, not in Dobbaspet.
  • Approvals. Which planning authority sanctions the layout depends on the parcel, and Sattva has not announced it.

Due Diligence Before Booking

Work through this list when Sattva announces the layout, and keep every answer in writing.

  1. Confirm the K-RERA registration number on the official K-RERA site, and note the promoter named against it.
  2. Read the complaints and litigation entries on that register page, and ask Sattva about any that are open.
  3. Ask for the layout approval from the planning authority and check that it covers the whole layout.
  4. Ask for the land conversion order and the title documents for the parcel.
  5. Ask for the sanctioned layout plan showing your plot number, dimensions and the road width in front of it.
  6. Check the khata or e-Swathu position for your plot and who arranges the transfer.
  7. Ask for the agreement for sale and the cost sheet before you pay anything beyond a token, and do not pay a token before the K-RERA number appears.
  8. Visit the plot and a completed Sattva layout in person.

Sattva Group was founded in 1993, is rated CRISIL AA/Stable and ICRA AA/Stable and has registered six plotted layouts in Karnataka. As at 4 October 2026, K-RERA shows 3 complaints on Serene Life, all disposed, and none on Ekatra, while Green Groves has 4 complaints, of which 2 refund complaints of August 2026 are under enquiry. Are Sattva plots a good investment?

This site does not forecast returns, and no price or appreciation figure exists for Sattva Dabaspete. What can be checked is concrete: Sattva's record in named layouts, the planning and registration status of the layout once announced, the price against the quoted corridor range and the infrastructure that is built rather than proposed. Buy a plot you would be content to hold for years, after confirming each of those.

What should I check before booking a plot at Sattva Dabaspete?

Ask for five things in writing: the K-RERA registration and its promoter, the layout approval from the planning authority, the land conversion order, the khata or e-Swathu record for your plot, and the sanctioned layout plan showing your plot number and dimensions. Read the draft sale agreement against them before you pay. No token amount should change hands until the first of these exists and you have checked it.

Is Dobbaspet a good place to buy a plot?

Dobbaspet suits buyers with a long horizon rather than a daily commute to the city. It has NH 48, the open ring-road stretch and the KIADB industrial area on its side, and Sami Labs and Jindal Aluminium are within about 3 km of the town centre. Against that, Majestic is about 48 km by road, the metro extension and the western ring road are not built, and the widening of NH 48 has run behind schedule with no settled completion date. Weigh those trade-offs against the price once Sattva announces it.

Is Sattva Dabaspete RERA registered?

No K-RERA registration is shown for Sattva Dabaspete as at 4 October 2026, and Sattva has announced no registration number. The official K-RERA project list is at https://rera.karnataka.gov.in/viewAllProjects?language=en. Confirm the K-RERA registration on the official K-RERA site before you pay anything, and treat any number quoted to you before Sattva announces the layout with caution.

Is Sattva Dabaspete the same as Sattva Green Groves?

No. Sattva Green Groves is a registered layout of 735 plots on 44.94 acres near the Nelamangala toll, on the Bengaluru side of Dobbaspet. Sattva Dabaspete is a different layout at Dobbaspet itself, and Sattva has not announced it. Green Groves appears on this site only as a named past project.
