Sattva Dabaspete Price
Sattva has not announced prices. No rate per sq ft, no price list and no booking amount has been published for Sattva Dabaspete as at 4 October 2026.
Status: Upcoming - Sattva has not announced this layout; no K-RERA registration is shown as at 4 October 2026.
Plots on the Tumakuru Road belt around Dobbaspet, where NH 48 meets the Satellite Town Ring Road, are priced by location, approval status and plot size. This page gives you the working numbers you can use today: what plots in the corridor are quoted at, what every Karnataka plot buyer pays on top of the price, and what a plot price should cover. For cost discipline in the same Bengaluru market, Sattva Ekatra helps readers stay focused on total payable value rather than treating the quoted base number as the full answer.

What you can do now is budget on solid ground. The registration cost below applies to any plot above Rs 45 lakh in Karnataka, and the checklist on what a layout price should include will let you compare Sattva's cost sheet with any other when it arrives. Sattva's earlier layouts and their plot sizes are on the plot options page. Sattva KIADB is useful inside the same Sattva Group Bengaluru set because buyers still need to separate developer familiarity from address, layout, and payment-plan fit.
What Plots Cost Around Dobbaspet
Plots in Nelamangala are quoted at roughly Rs 2,800 to Rs 6,000 per sq ft in property-market reports built on portal data. Treat that as a low-confidence range: portal quotes are unverified and vary widely by location and approval status, and no comparable quote for Dobbaspet itself has been verified. It is context for the corridor, not a price for Sattva Dabaspete.
Three things move a quote within that range:
- Approval status. Plots in a sanctioned, registered layout with a clear title are not comparable with plots on unsanctioned or unconverted land, and the quote usually reflects the difference.
- Distance from the highway and the ring road. Position relative to NH 48 and the ring-road junction can change the quote for otherwise similar land.
- Layout services. A quote that includes internal roads, drainage, a clubhouse and utilities is not comparable with a quote for bare land.
When Sattva announces its rate, read it against the quote you saw for similar land, not against the top of the range.
Registration Costs on a Plot in Karnataka
Every plot buyer in Karnataka pays stamp duty, a cess, a surcharge and a registration fee on top of the plot price. On a plot valued above Rs 45 lakh the stack is straightforward, and it is the same whether the plot is in a Sattva layout or any other. This is general buyer guidance, not a statement about the price of Sattva Dabaspete.
| Component | Basis | On Rs 1 crore, urban area (for example a city corporation) | On Rs 1 crore, rural area (for example a gram panchayat) |
|---|---|---|---|
| Stamp duty | 5% of the property value | Rs 5,00,000 | Rs 5,00,000 |
| Cess | 10% of the stamp duty (0.5% of value) | Rs 50,000 | Rs 50,000 |
| Surcharge | 2% of the stamp duty in urban areas (0.1% of value), 3% in rural areas (0.15% of value) | Rs 10,000 | Rs 15,000 |
| Registration fee | 2% (since 31 August 2025) | Rs 2,00,000 | Rs 2,00,000 |
| Total | 7.60% or 7.65% | Rs 7,60,000 | Rs 7,65,000 |
The working, line by line: 5% + 0.5% + 0.1% = 5.60% stamp duty with cess and surcharge, and 5.60% + 2% = 7.60%. Where the surcharge is 0.15%, the stamp-duty stack is 5.65% and the total is 7.65%. On a plot value of Rs 1 crore, which is an illustration of the arithmetic and not a price, that is Rs 7.60 lakh or Rs 7.65 lakh.
The same percentages scale to any value above Rs 45 lakh. On a Rs 75 lakh plot value the total is Rs 5.70 lakh at 7.6% and about Rs 5.74 lakh at 7.65%. On a Rs 1.5 crore plot value it is Rs 11.40 lakh at 7.6% and about Rs 11.48 lakh at 7.65%.
Points to hold on to:
- The local rule depends on where the plot falls. Whether the 0.1% or the 0.15% surcharge applies turns on whether the land sits in an urban or a rural area, so ask your lawyer or the sub-registrar which applies to your plot.
- The value on which duty is charged follows the state's rules, so confirm with the sub-registrar or your lawyer which value applies to your deed.
- GST is not charged on a plot sold as land. GST on construction services, if you hire a contractor to build, is a separate matter and does not touch the plot price.
- The registration fee is 2%. It has been 2% since 31 August 2025.
Keep this amount ready alongside the booking instalments, because the sale deed cannot be registered without it.
What a Plot Price Should Include
A rate per sq ft means little until you know what sits inside it. Ask Sattva, and any developer, for a written cost sheet that separates these lines.
| Line | Ask whether it is |
|---|---|
| Land cost | In the per sq ft rate, based on the plot's registered area |
| Development charges | Included, or charged separately for roads, drains, power and water lines |
| Clubhouse and common amenities | Included in the rate, or billed as a corpus or club fee |
| Legal and documentation fee | Included, or an extra at agreement or sale deed |
| Khata transfer | Who arranges it, who pays, and when it is completed |
| Electricity and water connection | Included to the plot boundary, or at the buyer's cost |
| Maintenance in advance and deposit | Charged at booking, at possession or not at all |
| Stamp duty and registration | Always extra, as in the table above |
| GST | Not on the plot; check any GST on construction services separately |
A well-run layout puts these lines on one page. If a cost sheet quotes only a rate per sq ft, ask for the all-in figure in writing before you compare two layouts.
Payment Plans
Sattva has not announced a payment plan, an offer, a discount or an expression-of-interest rate for Sattva Dabaspete. When one is published, the questions to ask are the same for any plot: what is due at booking, what is due at the agreement for sale, whether later instalments are tied to development milestones, and what happens to your money if you cancel. Get every one of those answers in writing.
Confirm the K-RERA registration on the official K-RERA site before you pay anything, and do not pay a token before the registration number appears. For Sattva's record on registered layouts, see the reviews page, and to hear when Sattva announces the layout, use the contact page.

Sattva Dabaspete Price FAQs
What is the price of Sattva Dabaspete plots?
Sattva has not announced prices. Property-market reports built on portal data quote plots in Nelamangala at roughly Rs 2,800 to Rs 6,000 per sq ft, though those quotes are unverified and swing widely with location and approval status. No comparable quote for Dobbaspet itself has been verified. Treat that range as background only, since it is not a price for this project.
What registration costs apply when buying a plot in Karnataka?
Stamp duty on a plot above Rs 45 lakh is 5%, with a 0.5% cess and a surcharge of 0.1% in an urban area such as a city corporation or 0.15% in a rural area such as a gram panchayat, which makes 5.60% or 5.65%. Add the 2% registration fee, in force since 31 August 2025, and the total is 7.60% or 7.65% of the plot value. Worked on an illustrative Rs 1 crore plot value, that is Rs 7.6 lakh or Rs 7.65 lakh, depending on where the plot falls.
Is GST charged on a plot?
GST is not charged on a plot sold as land. It does apply to construction services you buy to build on the plot, such as a contractor's work, and that is billed separately from the plot. Ask Sattva or your adviser how any development or maintenance charges in the sale agreement are treated before you sign.
Are Sattva plots a good investment?
This site does not forecast returns, and no price or appreciation figure exists for Sattva Dabaspete. What can be checked is concrete: Sattva's record in named layouts, the planning and registration status of the layout once announced, the price against the quoted corridor range and the infrastructure that is built rather than proposed. Buy a plot you would be content to hold for years, after confirming each of those.
When will Sattva Dabaspete launch?
Sattva has not announced a launch date, a possession date or a phase plan. The layout also has no K-RERA registration yet, and a launch would normally follow one. Use the contact page to register your interest and you will be told when Sattva makes its announcement.
Is Sattva Dabaspete RERA registered?
No K-RERA registration is shown for Sattva Dabaspete as at 4 October 2026, and Sattva has announced no registration number. The official K-RERA project list is at https://rera.karnataka.gov.in/viewAllProjects?language=en. Confirm the K-RERA registration on the official K-RERA site before you pay anything, and treat any number quoted to you before Sattva announces the layout with caution.
